Make Sure you get your Planning Application Right First Time

If you have decided to build your own home rather than buy one, it is a great way to make sure you get exactly what you want. But if it is all new to you, there are lots of things to deal with that can seem confusing and complicated.

Find Your Plot

The first thing to do is find a plot of land. This can be difficult, and you may have to make a few compromises depending on where in the country you want to build and how much land you need.

Do Your Research

Then comes planning permission. Before you apply, do your research. Check your local council’s planning policies, as each council has its own local plan, and use planning maps to help you. Many councils also offer pre-application advice, which can help you find out early whether your plans are likely to be acceptable.

Get Your Application Right

Many applications are delayed because they are incomplete or missing information, rather than because the council objects to the plans. Make sure you read the guidance carefully and that your application includes everything required, such as the correct forms, drawings, supporting documents and fee. If anything is missing, it may not be validated, and the process will take longer.
